Video Tours for Solo Agents: How AI Scripts and Edits Listings in Half the Time

How solo agents use AI to script, shoot, and edit listing video tours — the pre-production brief, the on-site shot list, the edit template, and the realistic time savings for an agent who isn't a videographer.

Listing videos used to require either hiring a videographer ($300-$800 per listing) or producing them yourself with editing software that took hours to learn. The agent makes it the third option: a scripted, edited video in 30-45 minutes of your time, shot on your phone.

The 3-stage workflow

Stage 1: Pre-production (5 minutes).

When you mark a listing as "video-tour ready" in your CRM, the agent:

  • Pulls the listing details (address, beds/baths/sqft, features, price, neighborhood)
  • Generates a 60-90 second script with shot-by-shot breakdowns
  • Produces a shot list (12-20 specific shots in order)
  • Drafts the voiceover text (if you want voiceover) or captions (if you want text-on-screen only)

You review the script, edit any language, approve.

Stage 2: Production (20-30 minutes on-site).

You show up at the listing with your phone and shoot the shots in the shot list. Each shot is 5-15 seconds. Total raw footage: 8-15 minutes.

Tips the agent includes in the shot list:

  • Shoot each room from the doorway first (establishing shot), then 1-2 detail shots (countertop, fixture, view)
  • Pan slowly; don't whip the camera
  • Shoot the best-lit angle first (usually facing windows)
  • Get a wide exterior shot at golden hour if possible
  • Capture one "moment" shot — a steaming coffee on the counter, a book on the nightstand, a child-sized detail

Stage 3: Post-production (10-15 minutes).

The agent takes your raw footage and produces:

  • A 60-90 second edit with the script voiceover (or text captions if no voiceover)
  • Music track (licensed, royalty-free)
  • Title card + end card with your branding
  • Captions for accessibility and silent auto-play viewers
  • Aspect ratios for each platform: 16:9 (YouTube, MLS), 9:16 (Instagram Reels, TikTok), 1:1 (Facebook feed)

The edit is auto-generated. You review, request changes ("trim 3 seconds off the kitchen shot"), approve. Final output: 3-4 video files ready to upload to MLS, Zillow, Instagram, Facebook.

What the script looks like

Here's an example for a 1,800 sqft single-family home:

Script (60-90 seconds):

[Exterior wide shot] "Welcome to 412 Elmwood Lane — a four-bedroom, two-and-a-half bath home in one of Eastside's most walkable neighborhoods."

Total runtime: ~70 seconds. Pacing is set by the agent based on your delivery style (you can upload a 30-second sample of yourself narrating and the agent matches your tempo).

The shot list (matching the script)

The agent generates the shot list to match. For the above script:

  1. Exterior wide shot — 8 sec
  2. Front door approach — 5 sec
  3. Living room pan from entry — 8 sec
  4. Hardwood detail (close-up) — 4 sec
  5. Kitchen to dining room pan — 8 sec
  6. Kitchen detail (countertop, fixtures) — 4 sec
  7. Primary suite entry — 6 sec
  8. Primary suite wide — 6 sec
  9. Primary bathroom (shower, vanity) — 6 sec
  10. Walk-in closet — 3 sec
  11. Hallway to bedrooms — 4 sec
  12. Bedroom 2 — 4 sec
  13. Bedroom 3 — 4 sec
  14. Backyard wide — 6 sec
  15. Backyard detail (garden, patio) — 4 sec
  16. Exterior at golden hour — 5 sec
  17. End card / branded closing — 4 sec

Total raw footage target: 8-12 minutes (each shot recorded 2-3x for options).

The edit template

The agent uses a consistent edit template across all your listing videos so they feel like a series, not random uploads:

  • 0:00-0:03 — Branded title card (your logo + address)
  • 0:03-0:05 — Exterior wide establishing shot
  • 0:05-X — Interior flow with voiceover or text captions
  • X-X+5 — Exterior closing shot
  • X+5-end — End card with CTA

Music: agent picks from a library of licensed tracks. Default style is warm, modern, instrumental (no vocals competing with voiceover). You can pick a different style during tuning.

Captions: the agent auto-generates captions from the voiceover script. You review for accuracy (especially for property-specific terms that auto-caption may mis-hear).

Where the video goes

The agent produces aspect-ratio variants for every channel:

16:9 landscape — YouTube, MLS, Zillow Premier listing 9:16 portrait — Instagram Reels, TikTok, YouTube Shorts, Zillow video 1:1 square — Facebook feed, LinkedIn

Same content, three formats. Total upload time: 5 minutes per platform.

What the time savings actually look like

For an agent producing a video tour themselves without the agent:

  • Script writing: 30-45 minutes
  • Shot list: 15-20 minutes
  • Shoot: 30-45 minutes on-site
  • Edit (iMovie, Adobe Premiere, etc.): 90-180 minutes
  • Format conversion + upload: 20-30 minutes

Total: 3-5 hours per listing.

With the agent:

  • Script + shot list review: 5 minutes
  • Shoot: 20-30 minutes on-site
  • Edit review + revisions: 10-15 minutes
  • Format upload: 5 minutes

Total: 40-55 minutes per listing.

That's a 4-6x time savings per listing. Over a year of 12-24 listings with video, you're reclaiming 50-100 hours.

What about voiceover?

The agent offers three voiceover options:

1. You record voiceover yourself. The agent prompts you with a script; you record each section on your phone (60-90 seconds total, in one take or sectioned). Best for agents who want their personal voice on every video.

2. AI-generated voiceover. The agent uses a text-to-speech provider to generate voiceover from your script. Sounds professional, consistent, but lacks your personality. Best for agents who want to scale video production without recording every time.

3. No voiceover — text captions only. The agent generates captions on-screen; the video carries itself with music + visuals. Best for social media where most viewers watch on mute.

The choice is yours. Most solo agents start with AI-generated voiceover (faster) and move to self-recorded voiceover as they get comfortable with the workflow.

What the agent doesn't do

Three categories the agent explicitly does NOT handle:

1. Aerial drone footage. Drone footage requires a licensed drone operator (FAA Part 107 in the US). The agent can suggest where drone shots would help but doesn't fly the drone. Hire a drone operator for $150-300/listing.

2. Twilight photography. Twilight exterior shots (the property glowing at dusk) require specific timing (20-30 minutes after sunset) and additional editing. The agent's templates assume daytime golden-hour shots, not full twilight. If twilight is critical to your market, that's a separate photographer hire.

3. Voice performance coaching. If your voiceover sounds flat, the agent doesn't tell you to project more, slow down, or smile while you talk. It can transcribe your script and produce the captions, but vocal coaching is on you.
